Finance a DMCI Condo with a Pag-IBIG Housing Loan

On 16 October 2026, DMCI Homes and Pag-IBIG Fund signed an agreement that lets qualified buyers pay for a unit in an accredited DMCI Homes community with a Pag-IBIG housing loan. Below: which communities it covers, how to become a member, who qualifies, what to prepare, and how the loan runs. Each section links to the official Pag-IBIG page with the complete rules.

Which DMCI condos qualify

DMCI Homes and Pag-IBIG Fund announced Anissa Heights as the first accredited community and named 15 more going through accreditation. Below are the ones with units open this month. Ask your specialist whether a community's accreditation is complete before you plan on a Pag-IBIG loan there.

Become a Pag-IBIG member

If you have worked for an employer in the Philippines, you may already have a Pag-IBIG Membership ID (MID) number: employers are required by law to register their staff and remit for them. If you have lost yours, Pag-IBIG retrieves it through its official Facebook page, its contact center at contactus@pagibigfund.gov.ph, or any branch with one valid ID.

If you are not yet a member, you can register online:

  1. Go to Virtual Pag-IBIG and choose Be A Member, then Register.
  2. Enter your name and birth date exactly as they appear on your birth certificate, complete the form and submit it.
  3. Save the Registration Tracking Number (RTN) you receive.
  4. After two to three working days, return to Virtual Pag-IBIG, choose Verify MID Number, and enter your RTN, last name and birth date to get your permanent MID number.

Since February 2024, the monthly savings are 200 pesos from an employee, matched by 200 pesos from the employer; 200 pesos for an OFW (matched by the employer when it is a Philippine employer, as with seafarers); and 400 pesos for a self-employed member. You may save more. Abroad, you can pay online through Virtual Pag-IBIG or at Pag-IBIG's accredited remittance partners.

Check that you qualify

Pag-IBIG lists these conditions for a housing loan:

  • At least 24 monthly savings. A new member does not have to wait two years: Pag-IBIG accepts the 24 months as one lump sum.
  • Not older than 65 when you apply, and not older than 70 when the loan ends.
  • The legal capacity to mortgage property.
  • Passing Pag-IBIG's background, credit and employment or business checks.
  • No Pag-IBIG short-term loan in arrears.
  • No past Pag-IBIG housing loan that was foreclosed, cancelled, bought back for default, or settled by giving up the property (dacion en pago). An existing Pag-IBIG housing loan must be up to date.

How much you can borrow, and for how long

Pag-IBIG lends up to 10 million pesos per member, and you may add up to two co-borrowers, who apply with you and submit their own ID and proof of income. The amount you get is the lowest of four figures: your actual need, the amount you ask for, what your income can repay, and a share of the unit's value as appraised by Pag-IBIG. So the loan may not cover your whole balance; ask your specialist for a computation on the unit you want.

You can pay over up to 30 years, but the term cannot run past the principal borrower's 70th birthday: at 50, the longest term is 20 years. Until 31 December 2026, Pag-IBIG's promotional rates are 4.5 percent a year for loans above the socialized housing ceiling up to 4.9 million pesos, and 5.75 percent for loans above 4.9 million up to 10 million, each fixed for the first three years; after that, the rate is repriced on the period you choose. Every loan carries mortgage redemption and fire insurance, and one month's amortization is held from the loan as a reserve, credited to your last payment if unused.

What to prepare

For a unit from an accredited developer, Pag-IBIG asks for:

  • Two copies of the completed Housing Loan Application Form (HLF068), each with a recent 1x1 ID photo of the borrower and of any co-borrower.
  • One Philippine government valid ID with signature, photocopied back to back, for the borrower, the co-borrower and each of their spouses. Bring the same ID to your borrower's validation. Barangay certifications and private company IDs are not accepted for housing loans.
  • Employed in the Philippines: any one of a Certificate of Employment and Compensation signed by your employer, your latest income tax return with BIR Form 2316, or one month's payslip from the last three months.
  • Self-employed or in business: your income tax return (BIR Form 1701) with audited financial statements, DTI registration and business permit; or, depending on how you earn, 12 months of bank statements, commission records, lease contracts or a transport franchise.
  • Overseas Filipino Workers: your employment contract (POEA standard contract or the contract with your employer) or a Certificate of Employment and Compensation from the past 12 months; Pag-IBIG may also ask for a payslip, OWWA membership certificate, Overseas Employment Certificate, passport with work visa, residence permit or remittance record.
  • A Health Statement Form if you are over 60 or borrowing more than 2 million pesos.

Bring originals of anything you submit as a photocopy. The official page lists every document, including the forms for salary deduction and for members with an existing Pag-IBIG housing loan: Purchase an accredited property from a partner-developer.

How the loan runs

  1. Submit the application form and documents to the developer, which files them with Pag-IBIG. Pag-IBIG may charge a processing fee of one thousand pesos.
  2. Pag-IBIG texts you when your documents arrive, then schedules a borrower's validation to check your capacity to pay.
  3. You and the developer get the result by text and email.
  4. If approved, claim your Notice of Approval at the developer, sign the loan documents, and complete the requirements it lists within 90 calendar days. The developer submits them for you.
  5. Pag-IBIG notifies you and the developer when the loan proceeds are ready for release, and the developer schedules your move-in.
  6. Start paying: through salary deduction with your employer, post-dated checks, auto-debit, Virtual Pag-IBIG, or Pag-IBIG's payment partners.

If you are abroad, you can file through an Attorney-in-Fact; Pag-IBIG validates the identity of both you and your representative. An OFW over 60 also submits a health statement and the medical exam taken before deployment.

Before you reserve

Ask your specialist three things: whether the community's accreditation is complete, when your balance falls due so the loan is approved in time, and how much of that balance a Pag-IBIG loan on your income would cover. Then start your membership or lump-sum savings early, since the 24 months must be in before you apply.

Frequently asked questions

Can I buy a DMCI Homes condo with a Pag-IBIG housing loan?

Yes. DMCI Homes and Pag-IBIG Fund signed a partnership on 16 October 2026 that lets qualified Pag-IBIG members finance a unit in a Pag-IBIG accredited DMCI Homes community with a Pag-IBIG housing loan.

Which DMCI Homes projects are Pag-IBIG accredited?

Anissa Heights in Pasay City is the first DMCI Homes community accredited by Pag-IBIG Fund. Fifteen more DMCI Homes communities are going through accreditation, among them Allegra Garden Place, East Raya Gardens, The Oriana, The Erin Heights and Cypress Towers. Confirm that a community's accreditation is complete before you plan on a Pag-IBIG loan there.

What is the Pag-IBIG interest rate for a DMCI condo?

Until 31 December 2026, Pag-IBIG Fund's promotional rates are 4.5 percent a year for loans above the socialized housing ceiling up to 4.9 million pesos, and 5.75 percent a year for loans above 4.9 million up to 10 million pesos. Each is fixed for the first three years, then repriced on the period you choose.

How much can I borrow from Pag-IBIG for a DMCI condo?

Pag-IBIG Fund lends up to 10 million pesos per member, over up to 30 years, with up to two co-borrowers. The amount approved is the lowest of your actual need, the amount you apply for, what your income can repay, and a share of the unit's appraised value, so a Pag-IBIG loan may not cover the whole balance of a DMCI Homes unit.

Can OFWs get a Pag-IBIG housing loan for a DMCI condo?

Yes. Overseas Filipino Workers who are Pag-IBIG members can apply for a Pag-IBIG housing loan on an accredited DMCI Homes unit, with an employment contract or a Certificate of Employment and Compensation as proof of income, and can file through an Attorney-in-Fact while abroad.

Do I need 24 months of Pag-IBIG contributions first?

Pag-IBIG Fund requires at least 24 monthly savings before a housing loan, but a new member does not have to wait two years: Pag-IBIG accepts the 24 months as one lump sum.

Does the Pag-IBIG loan cover ready-for-occupancy DMCI units?

The DMCI Homes and Pag-IBIG agreement includes ready-for-occupancy units. Anissa Heights, the first accredited community, is pre-selling; ready-for-occupancy communities such as Allegra Garden Place and Cypress Towers are still going through accreditation.

Official Pag-IBIG pages

Pag-IBIG Fund's own pages carry the complete rules, forms and current rates. Read on 16 October 2026; Pag-IBIG may update them.
