Rent-to-own units are limited

DMCI Homes opens rent-to-own on select units in ready-for-occupancy communities, never on a whole building. Units go as they are reserved, and the list changes month to month. Ask a specialist for what is open now and the monthly lease on each.

The mechanism

How DMCI rent-to-own works

You sign a lease, not a sale. You commit gradually and keep the choice the whole way.

Move into a finished unit

Pick a ready-for-occupancy DMCI condo, sign the lease, move in. No spot down payment.

Pay rent that builds your credit

At least 60% of every lease payment is credited toward the purchase, at the price fixed when your lease starts.

Decide to buy at the end

Your rent credit goes toward the 10% down payment on the same unit. Any shortfall is settled in cash.

Finance the balance, or walk away

The 90% balance is financed by a bank or DMCI in-house. No move: it is the unit you already live in. If plans change, decline the option and let the lease end.

What ready for occupancy actually looks like

Rent-to-own applies only to finished, turned-over communities. Every photo on this page is an actual DMCI Homes community, not a render.

The numbers, in the open

What you actually pay

The full money picture, before you inquire.

To move in

No spot DP

A reservation fee and a security deposit secure the unit, both set per unit. The deposit is credited to your down payment when you buy.

Your monthly rent

60%+ credited

At least 60% of every lease payment is credited toward your purchase. The share varies by project and unit. The 36-month lease adds 10% to the rent in its third year.

To buy at the end

10% / 90%

Your rent credit covers the 10%. The 90% balance is financed by a bank or in-house, at 0% interest on one-year in-house terms. A larger down payment or cash earns the standard discounts.

Closing costs

9.6% to 12%

Roughly 9.6% to 12% of the total price: taxes, title transfer, and move-in fees. We itemize your exact figure before signing.

Reserve by December 31, 2026 and a four-year lease is also open at DMCI's legacy communities, including every community on this page, with the same step-up from the third year.

  • Lease of six months or more, timed to end at your bank drawdown.
  • Move in with one month’s rent in advance, two months’ deposit, and a utility deposit.
  • Rent is set per unit and paid alongside your down payment.

Questions

DMCI rent-to-own, answered

What is DMCI rent-to-own?

DMCI rent-to-own, marketed as HomeReady, is a lease with an option to buy from DMCI Homes. You lease a ready-for-occupancy condo with no spot down payment, at a price locked in when the lease starts, and you hold the option to buy the same unit at the end of the term.

Do you actually own the condo after rent-to-own?

Yes. When the lease ends and you take up the option, you purchase the unit and ownership transfers to you, the same as any condo purchase.

How much of my rent goes toward the purchase?

At least 60% of your total lease payments is credited toward your down payment. The exact share varies by project and unit.

Is there a down payment for DMCI rent-to-own?

No spot down payment. You move in on the lease. When you buy at the end of the term you settle at least 10% of the total price, your rent credit goes toward it, and any shortfall is paid in cash.

What are the lease terms?

The standard lease is 24 months. A 36-month term is open as a promo, with the rent stepping up 10% in the third year. Reserve by December 31, 2026 and a four-year lease is also open at DMCI's legacy communities, including every community on this page, with the same step-up from the third year. Every term ends with the same option to buy at your locked-in price.

What is HomeAdvance, and how is it different from rent-to-own?

HomeAdvance is for buyers who have already reserved a ready-for-occupancy DMCI Homes unit on an installment term. After four down-payment months, paid as due or up front, you can lease the unit you are buying and move in, on a lease that ends when your balance is settled at bank drawdown. Rent-to-own is the reverse: you lease first with no down payment and decide to buy at the end. HomeAdvance runs on a set list of ready-for-occupancy projects; other ready projects are by request.

Can Filipinos abroad apply for DMCI rent-to-own?

Yes. Rent-to-own is open to buyers in the Philippines and to Filipinos working abroad, and the lighter paperwork makes it practical to arrange remotely. Your specialist coordinates on the ground while you review and sign from where you are.

What happens if I decide not to buy?

You are not required to purchase. Complete the lease term, move out when it ends, and your security deposit is returned less any deductions. Ending the lease early counts as a default under the lease contract, so choose a term that fits your plans.
