This policy explains what personal information we collect through dmciprojects.net, why we collect it, who we share it with, and the rights you have over it under the Data Privacy Act of 2012 (Republic Act No. 10173).

1. What we collect
Information you give us
When you send an inquiry through our contact form, we collect your name, email address, phone number, the project or area you are asking about, your message, and, if you choose to tick them, what the purchase is for (to live in, for family, to rent out, to hold long term, or still exploring). Those last options are optional.
If you continue the conversation by phone or email, we keep what you tell us there too, because the specialist handling you needs that context to answer accurately.
We do not collect payment details on this website. No part of a reservation or payment is transacted here.
Information collected automatically
- Usage data. Your IP address, browser and device type, the pages you view, how long you stay, and the page that referred you, collected through Google Analytics and Google Tag Manager.
- Anti-spam signals. Google reCAPTCHA v3 runs on our inquiry form and collects device and behavior information to distinguish real people from bots. Its use is subject to Google's own privacy policy and terms.
- Spam filtering. Submitted form content is checked by Akismet, an anti-spam service operated by Automattic.
2. Why we collect it
- To answer you. We use your contact details and message to respond with availability, pricing, financing options, and viewing arrangements you asked for.
- To keep your inquiry in one place. We log inquiries so that whoever handles you has the history, and so a follow-up does not start from zero.
- To process a reservation, if you decide to proceed. Reservation documents are filed with DMCI Homes and require your personal details.
- To keep the site working and free of abuse. Spam filtering and reCAPTCHA protect the form from automated submissions.
- To understand which pages help buyers, in aggregate, through analytics.
- To comply with legal and regulatory obligations.
We rely on your consent when you submit the form, and on the necessity of processing your information to take steps you have asked for before entering a contract. Where we rely on legitimate interests, such as preventing abuse of the form, we balance that against your rights.
3. Who we share it with
- Our own specialists, who handle your inquiry.
- DMCI Homes, when you decide to reserve a unit. The developer processes the reservation and holds the account for the property.
- Service providers acting on our instructions: our web host, Google (Analytics, reCAPTCHA, and Google Workspace, where inquiries are recorded), and Automattic (Akismet spam filtering).
- Authorities, where we are legally required to disclose.
We do not sell your personal information. We do not pass your details to other property developers or to other brokerages.
Some of these providers process data outside the Philippines. Where that happens, we take the steps the Data Privacy Act requires of us for cross-border processing.
4. How long we keep it
We keep inquiry records for as long as needed to serve you and to meet legal, tax, and regulatory requirements that apply to property transactions. When a record is no longer needed for those purposes, we delete it or strip it of anything that identifies you. If you ask us to delete your information sooner, see your rights below.
5. Your rights
Under the Data Privacy Act of 2012 you have the right to:
- be informed that your personal information is being collected and processed;
- access the personal information we hold about you;
- correct anything inaccurate or out of date;
- object to processing, including withdrawing consent you previously gave;
- have your information erased or blocked where the law allows;
- obtain a copy of your data in a portable electronic format;
- be indemnified for damages caused by inaccurate, false, or unlawfully obtained information; and
- file a complaint with the National Privacy Commission.
To exercise any of these, send us a message through our contact page or call the numbers listed there, and tell us what you want done. We may need to confirm your identity before acting, so that we are not handing someone else's information to the wrong person.
6. How we protect it
The site is served over an encrypted connection. Access to inquiry records is limited to the people who need it to do their work. We review that access as the team changes. No system is perfectly secure, and we do not claim otherwise, but if a breach affects your personal information we will notify you and the National Privacy Commission as the law requires.
7. Cookies and analytics
Cookies are small files a website stores in your browser. This site uses them for analytics through Google Analytics and Google Tag Manager, which tell us in aggregate which pages buyers find useful, and for Google reCAPTCHA, which protects the inquiry form.
You can block or delete cookies in your browser settings. The site will still work, though some parts may behave differently.
8. Changes to this policy
If we change how we handle personal information, we will update this page and change the effective date at the top. Material changes will be described here rather than made quietly.
