DMCI Buyer's Guide: Every Step to Owning Your Condo
Every step to owning a DMCI Homes condo, on one page: the sale with your specialist, then Customer Care, then Turnover, through to your two-year workmanship warranty. And how to be ready when the unit you want reopens.

Two-year workmanship warranty
Your specialist stays your point of contact at every stop. Reopened unit? Same road, prepared before it appears. Buying as a foreign national? What a foreigner can own in the Philippines.
Buyers who know this map ask the right people the first time, and a long construction wait reads as what it is: a process, not a person going quiet.
The sale: your specialist takes you through it
One specialist handles the whole sale, from your first message, so you never re-explain yourself.
-
First contact
Message us about any DMCI Homes condo. Your specialist replies during Manila business hours with available units, total prices, monthly terms, and the closing costs on top. The first numbers you see are the numbers you decide on.
-
Viewing, by appointment
Site and showroom viewings are by appointment, and your specialist meets you there. Model units are not always at the project itself, so message first and we confirm what is open to view and where.
-
Your unit and your terms
Project, unit, floor, and view, then how you want to own it: in-house terms, bank financing, or a mix, with the real monthly figure for each. We line up every discount that applies, from running promos to spot down payment and payment-term discounts, and show how they combine, since some add on top of each other and some replace another. Pag-IBIG housing loan? Buyers have used one on ready-for-occupancy units: you process the loan with Pag-IBIG yourself, DMCI Homes accepts it for your balance on the approval or guaranty letter, and Pag-IBIG appraises the finished unit and lends against its own appraisal. Tell your specialist early.
-
Requirements, and signing from abroad
For reservation and credit investigation: a valid government ID, your TIN (or BIR Form 1904 if you do not have one yet), proof of billing, and the Client Registration Form that formally matches you to your one specialist. Signing from abroad? A notarized Special Power of Attorney, apostilled or consularized in your host country, lets someone you trust sign for you.
-
Contract signing
You sign the Reservation Agreement and the Contract to Sell and arrange the post-dated checks for your down payment. You have 30 days from reserving to set up payments. Nothing is signed before you have seen the numbers: total price, your discounts, the closing fees, and your monthly.
-
Complete documents to DMCI Homes
Your specialist checks your file and submits your complete documents. This closes the sale, and your account moves to Customer Care.
The hand-off, and why it exists
The hand-off is deliberate. DMCI Homes runs each stage of your purchase through the team built for it, and each team holds real authority over its stage. Once your account is with Customer Care, changes to its details or terms happen only between you and DMCI Homes, with your identity verified. Your specialist has no hand on the account, and that protects you. What your specialist keeps is the relationship: the person who knows your purchase and points you to the right department at every stage.
When the unit you want is a reopened one
Some of the most asked-for DMCI Homes communities are complete, lived in, and sold through. Units still come up: when an earlier purchase falls through, the unit returns to DMCI Homes and is sold again, brand new, on the current terms.
A reopened unit is announced to accredited sellers a day or two before it goes on sale. On the day it can be reserved within moments, and the reservations that go through are the ones with paperwork already complete. What is ready when the news arrives matters more than how fast it reaches you.
-
Your requirement, on file with us
The project, unit type, the floor or view you would accept, and your budget. On file, a match is recognized the moment it is announced and you hear straight away.
-
Steps 03 to 05 above, done before the unit appears
How you want to own it, your document pack, and, if you sign from abroad, your Special Power of Attorney, all settled ahead. The SPA cannot be rushed on the day: a misspelt name or a scope too narrow for the Reservation Agreement and the Contract to Sell stalls everything. A reopened unit is priced individually on the current terms, so with your terms settled the exact numbers come back in one exchange.
-
The reservation fee, ready to move
The fee holds the unit and is credited toward your down payment. Ready to send the day a match is announced, it turns interest into a reservation.
Register your interest now, not on the day
Tell us the project, unit type, and budget and we keep it on file. When a match reopens, we send the unit and the numbers straight away, and with your documents prepared your reservation goes in while the unit is still open. A reopened unit is often not yet staged for viewing, so the decision is made from the layout, the floor, and the numbers. From there the road is the standard one above, and the unit is finished to the standard turnover finishes before you move in. Register your interest with a DMCI condo specialist.
After the sale closes: Customer Care, then Turnover
From submission on, your unit moves toward your keys and your title through a fixed order of departments. Each stage, and who runs it:
-
Customer Care takes charge of your account
DMCI Homes Customer Care holds the authority over your account from here: payments and your Statement of Account, documentation and titling, changes to your record or terms, turnover coordination, and any warranty concern. Every buyer also gets an online homeowner account showing your balance and due dates. Enroll early.
-
The building period
In pre-selling, months or years pass between reserving and turnover while you complete your down payment. A quiet stretch is normal: your account sits with Customer Care while the community is built. Your specialist can tell you the project stage at any time. If a bank loan covers your balance, DMCI Homes reminds you well ahead of the due date and its Bank Financing Department takes your application from there.
-
Turnover notice and the formal inspection
When the turnover clearance is released, a coordinator from DMCI Homes' Post Construction Group contacts you with your unit's status, a tentative schedule, and an estimate of the turnover fees. The clearance comes once your down payment is complete, the balance is settled, whether released by the bank or, on in-house terms, with the first monthly amortization paid, and your documents and post-dated checks are in order. Handover preparation then takes 30 to 90 days by unit category. On the day you inspect the unit formally, on top of DMCI Homes' own gate: every unit has already passed the 102-point inspection, proprietary checks from design through construction to turnover, from soil and concrete strength to plumbing, electrical, and mechanical works, earning the community its DMCI Homes Quality Seal. Anything not right goes on a punch list and is corrected before you accept, with turnover rescheduled to the extent of the work. Be thorough: the inspection is a right many buyers do not fully use.
-
The 30-day inspection window, stated plainly
You have 30 days from the turnover notice to inspect and accept, a different clock from the 30 days to set up payments at reservation. Do nothing and the unit is treated as accepted, so do not let the notice sit. Cannot attend? A representative with your Special Power of Attorney (sale step 04) and valid IDs can inspect for you.
-
Acceptance and your homeowner orientation
When the unit is right, you sign the Acceptance Documents and receive a homeowner orientation: the house rules, your handover kit, and an introduction to the Property Management Office that runs your community from then on.
-
Your two-year workmanship warranty
From the day you accept your unit, or it is deemed accepted, DMCI Homes covers it with a two-year warranty on workmanship and material defects: the unit as built and turned over, the finishes and deliverables that were DMCI Homes' work. Not covered: normal wear and tear, damage from misuse, or your own changes and renovations. Behind it sits the same 102-point inspection that cleared your unit for turnover. For a buyer who chose a home from plans, photos, and hard-earned savings, that gate, your own inspection, and two years of cover answer the quiet question of what happens if something is not right.
